Southern Peripheral Road (SPR) in Gurgaon has rapidly evolved into one of the city's most promising real estate corridors. This rapidly growing corridor has witnessed high price rise in residential properties in the past 5 years. The price went up to Rs.18,000 per sq.ft. (approx.) by July 2024 from Rs.7,690 per sq.ft. in 2020. Since 2022, projects worth over Rs.50,000 crores have already been developed, and another Rs.50,000 crores development over the next three years, is in the pipeline.

Southern Peripheral Road spans over 16 kilometers, connecting Gurgaon-Faridabad Road to NH-48 with enhanced access to Dwarka Expressway, Golf Course Extension Road,Golf Course Road, and Sohna Road.
DLF, one of the leading real-estate developers in India, has played a major role in SPR’s transformation. The company has launched two high-end residential projects in the region, both of which have seen significant value growth post-launch. "Gurugram is growing fast, with many new infrastructure projects. One of the fastest-growing areas is SPR. When people think about buying a home, location plays a crucial role in the decision-making," said Mr. Aakash Ohri, Joint MD and Chief Business Officer, DLF Homes, as per Economic Times report.
Luxury developments such as DLF Privana South, Whiteland The Aspen, and Tulip Crimson have added to SPR’s premium residential appeal, offering high-quality living with top-tier amenities. These projects have been instrumental in redefining the corridor’s image from a peripheral zone to a luxury hotspot.
Looking ahead, several large-scale infrastructure initiatives are expected to further elevate the region’s profile. The upcoming Cyber City 2, located in Sectors 74A and 75A, is poised to become a major commercial and business center. Meanwhile, the Elevated SPR project aims to ease traffic flow, and the proposed SPR Metro Line will connect the area to the larger metro network, significantly boosting commuter convenience.
