Urban Extension Road II (UER 2): Route Map, Key Features and Future Expansion

The Urban Extension Road-II (UER-II), officially designated as NH-344M, is a strategic infrastructure initiative by the National Highways Authority of India (NHAI). Acting as Delhi’s third ring road, this 75.7 km access-controlled expressway promises to decongest the capital, enhance regional connectivity, and support rapid economic growth across Delhi-NCR.

Inaugurated by Prime Minister Narendra Modi on August 17, 2025, UER-II is being celebrated as a historic gift to Delhi’s infrastructure. The expressway also marks a significant shift toward eco-friendly urban development, using recycled materials and incorporating advanced design elements.

Urban Extension Road (UER) II Route Map and Key Connections

The UER-II Expressway starts from NH-44 at Alipur, runs across Rohini, Mundka, Najafgarh, Dwarka, and terminates at NH-48 near Mahipalpur, close to the IGI Airport.

Urban Extension Road II Key Features:

  • Multi-level interchanges connect UER-II with major highways such as NH-9, NH-44, and NH-48.
  • Two spurs extend the corridor: one from Bawana to Sonipat and another from Najafgarh to Bahadurgarh bypass.
  • It also integrates into Delhi’s broader ring infrastructure with the Chilla-Okhla Expressway, forming a near-complete third ring road.

This strategic semicircular corridor improves connectivity not only within Delhi but also with adjoining NCR cities like Sonipat, Gurugram, and Bahadurgarh.

Urban Extension Road II and Regional Growth+

The UER-II Expressway is expected to stimulate rapid development across key regions of Delhi-NCR. Industrial towns like Sonipat and Bahadurgarh will gain faster access to Delhi markets, facilitating smoother goods movement. Also with travel time reductions and improved accessibility, areas such as Dwarka, Najafgarh, Narela, and Noida Sector 150 are witnessing a surge in real estate demand, with property rates expected to increase by 25-40% over the next 2 years. As infrastructure along the corridor continues to expand, these areas are expected to remain hotspots for real estate investment in Delhi-NCR.

Why UER-II Is Driving Property Appreciation?

1. Reduced Commute Times Between Delhi Borders and IGI Airport

Travel time from areas like Singhu Border to IGI Airport has dropped from 2 hours to just 35-40 minutes. This time-saving benefit has boosted interest in nearby residential zones.

2. Diversion of Freight and Through-Traffic, Improving Livability

UER-II now carries heavy vehicles and transit traffic away from city roads. This reduces congestion, noise, and pollution in inner-city residential areas.

3. Better Access to Economic Hubs Like Gurugram, Sonipat, and Bahadurgarh

The expressway provides seamless access to key job and industrial centers. People can live farther from workplaces without long daily commutes.

4. Increased Developer Activity Due to Assured Infrastructure Upgrades

Government investment in UER-II has encouraged large-scale private development. New housing and commercial projects are coming up rapidly along the corridor.

Future Phases and Expansion of Urban Extension Road-II

While the main corridor has been completed, future phases of Urban Extension Road-II are under development:

  • Phase II: IGI Airport – Vasant Kunj – Tughlakabad
This stretch will connect South-West Delhi to South and South-East Delhi directly. It will ease pressure on Mehrauli and Outer Ring Road routes.
  • Phase III: Tughlakabad – Okhla – Tronica City
This phase will extend connectivity to East and North-East Delhi. It links industrial hubs like Okhla and residential zones in Tronica City.
  • Ghaziabad – Tronica Expressway
UER-II will integrate with this expressway to enhance access to North-East NCR. It enables smoother freight and passenger movement between Ghaziabad and Delhi.
  • Faridabad – Noida – Ghaziabad (FNG) Expressway

The expressway will form part of the larger NCR mobility ring. It supports cross-border travel without entering central Delhi, easing congestion.

When completed, UER-II will seamlessly link with the Ghaziabad-Tronica Expressway and the Faridabad-Noida-Ghaziabad (FNG) Expressway, creating a fully integrated, high-speed peripheral network around Delhi, positioning UER-II as the backbone of NCR’s modern transport system. Reducing pressure on congested arterial roads within the city, it will also promote real estate growth in underdeveloped zones, and offer seamless last-mile connectivity to industrial, residential, and commercial hubs across Delhi, Noida, Ghaziabad, Faridabad, and Gurugram.
