Dwarka Expressway Real Estate Sees 5-Fold Price Increase in 14 Years

    Dwarka Expressway has seen an extraordinary fivefold surge in residential property prices over the past 14 years, according to PropEquity, a real estate analytics firm. Spanning 29 kilometres from Delhi’s Dwarka to Manesar in Gurugram, the corridor has evolved into a prime real estate micro-market. Mid-2024 data shows that average housing prices have reached nearly ₹18,000 per sq ft — a significant rise from ₹3,600 per sq ft in 2010.

    The growth has been particularly sharp in recent years. Between 2021 and 2024, property rates doubled, rising from ₹8,630 per sq ft to ₹17,357 — a 101% increase. A further 30% price surge in 2024 alone highlights the demand-supply imbalance, favouring sellers.

    Mr. Garvit Tiwari, Director & Co-Founder of Gurugram-based property consulting firm InfraMantra, said, “The Dwarka Expressway has emerged as the most sought-after micro-market in NCR, with price growth nearly doubling in the last five years.”

    This sharp upswing is backed by strong infrastructure, strategic location, and a shift toward luxury living. “Transformative infrastructure, improved connectivity and well-planned urban development” are key drivers, said Mr. Rohit Kishore, CEO of Hero Realty. The expressway provides seamless access to the IGI Airport (12 km), Aerocity (10 km), and will soon benefit from a metro extension.

    High-end housing is at the forefront of this transformation. One notable development is Westin Residences Gurugram — India’s largest branded standalone residence under Marriott International. “This is not just about delivering homes, it’s about enhancing quality of life with resort-like living,” said Mr. Sudeep Bhatt, Director Strategy, Whiteland Corporation.

    Investor and buyer interest remains strong. Of the 42,816 apartments launched since 2010, 41,899 have been sold. Gurugram now leads Delhi NCR in price appreciation and even outpaces Mumbai in ultra-luxury real estate deals. Following the March 2024 inauguration of the Haryana stretch, the corridor is set to see a new wave of residential, commercial, and retail projects.
